We normally review three primary areas and choose the strongest as the first part of our review. They are location, property and business activity. This Inn poses a positive conundrum. All three of these areas are simply outstanding. Our choice then becomes arbitrary, for each of these three areas deserves the lead. Because conventional wish says the three most important factors for success are location, location, location, we will start with that.Situated on the I-95 corridor, the Inn draws guests from northern Virginia, Washington DC, Maryland, Delaware, Pennsylvania, New Jersey and the greater NYC areas. In addition, the Inn is just a few miles from Wilmington DE and its active business community. A portion of the guest activity is from business travelers. Often repeat guests, they provide positive activity mid-week and year round.As the Inn has the advantage of being both a popular weekend and weekday vacation destination as well as a mid-week business traveler location, occupancy rates for the last three years have been over 50% and we feel this could easily increase to nearly 60%. Sales surpass $600,000 annually. This is a very viable business opportunity.
