My name is Greg Karlson and I grew up here in Highlands County. A true Floridian born in Fort Lauderdale in 1966 where my father Dr.Richard Karlson an orthodontist moved his practice to Highlands county in the 70's where we lived at the cattle ranch he purchased in 1960 which now includes citrus groves/nursury trees. This was truly a paradise for young children to grow up in the country and enjoy nature, fishing and hunting. Dad/Dr.Karlson grew his practice from one office in Lake Placid to building one in Sebring and having one in Avon Park. Ironically my real estate office now in Sebring is located on the same property he had his practice located on US 27/Hammock Rd next to Sonny's. I graduated from Florida Southern with a Bachelor of Science Degree in Business Finance and immediately obtained my real estate license in 1990 where I worked with some of the highest accredited professional in the industry who had the designations MAI and CCIM. As my passion for listing and selling real estate grew I opened my own real estate office in 2004 ERA Advantage Realty. Upon opening the we started with 4 associates and $10 million is listings and by 2005 we a achieved $35 million in sales with one of the highest per transaction average sale price in the county. We now have 18 associates and with having my wifes law office(Pamela T. Karlson, P.A.) in my real estate office has really complemented our short sale and distressed property division. As the market has declined we have one of the only real estate firms who can truly give sellers the best of all of their options to choose from under one roof. Some of the many benefits may include achieving a no deficiency short sale where the seller's liability, the potential for receiving a judgement that could result in the creditor garnishing wages and haunting them for many years after foreclosure is extinguished. Even if the deficiency is not eliminated and we are successful in getting the short sale through by our many legal options the amount of the deficiency is reduced so the burden may be less than if the seller let the property go into foreclosure where the costs are higher and added to the deficiency/ judgement to seller. While watching out for our clients liabilities through the in house legal department we also maximize their exposure through our global presence ERA affords us. I enjoy listing and selling residential, commercial and agricultural properties. We have always leased commercial properties and now have opened a new residential rental division.
